Residential parking for 32 cars is in the cellar with access on Gleason Avenue. Commercial entries face Pugsley Avenue with loading on Powell Avenue. CB9 voted in favor and the Borough President recommended approval.

There's an eight-foot-wide side yard that separates the new building from adjoining buildings, and there's a green roof over the first floor.
This is going to be about 1,600 square feet of landscaped area.
