Speaker Menin presses HPD for rent increase data requested in June 25 letter

New York City Council · Jul 15, 2026 · starts 0:26:33 · 1 min 43 sec

Menin asks for a comprehensive list of city-run Mitchell-Lama developments and rent increases over 10 years. Phillips says they can provide it later; Menin insists it should be discussed on the record now.

Julie Menin

So I'm just going to go jump right into my questions.

Julie Menin

We sent a letter on June 25th.

Julie Menin

And so I'd like to just get an update on some of the questions that we asked in that letter.

Julie Menin

First and foremost, to provide a comprehensive list of city-run Mitchell Lama developments and the rent increases they have incurred over the past 10 years and the proposed upcoming rent increases.

Adam Phillips

So I think it would be easiest for us to supply that information after the hearing.

Adam Phillips

It's a very long list with a long schedule of increases.

Julie Menin

No, no, that's the purpose of this hearing.

Julie Menin

The purpose of the hearing is to go on the record and to talk about which buildings are getting a rent increase.

Julie Menin

I mean, look, we know about Tracy Towers, but we're hearing from Mitchell Lama residents throughout the city who are saying they're getting a rent increase.

Julie Menin

So that's the whole purpose of this hearing.

Julie Menin

So we want that.

Julie Menin

Being discussed now.

Adam Phillips

Great.

Adam Phillips

If you can just give us a second to go through our files.

Julie Menin

Sure, absolutely.

Adam Phillips

So we'll work on, as the hearing's going on, if you don't mind, we can work on putting the list together and then report back later in the hearing.

Julie Menin

I mean, I do just want to say we never received a response to our letter, and this hearing is upcoming.

Julie Menin

We are not asking some surprise question.

Julie Menin

This is literally something we asked on June 25th, and that you all should be prepared to be providing to us.

Adam Phillips

Understood.
