You're proposing to map a mixed-use manufacturing and residential district.

However, your current proposal does not include manufacturing uses.

Why did you choose this mixed-use zoning district, and how does the district benefit your proposal?

It's a good question, and it's one we've been asked by the borough president's staff and the borough president, as well as the community board and Commissioner Osorio at the City Planning Commission.

We are open to light manufacturing uses that are permitted pursuant to the MX district zoning.

We are committed to reaching out to local organizations to encourage light manufacturing zoning here.

The reason why it was selected as a zoning district was because that district allows for the green.

flexibility of non-residential uses, as well as it is the predominant district in this area.

So when you look at the neighborhood, you know, on a broader scale, and I don't know if we want to go back to that slide, but you can see that MX-8, the special mixed-use district, is

kind of a patchwork throughout this kind of area of Williamsburg.

So it makes sense from a land use planning standpoint.

It also makes sense from a flexibility of use standpoint.
