Last week, we approved an application zoned as R7A for development three blocks south of this site.
How was this R7X district selected and why is R7X appropriate for this site?

So referring to the 5020 108th Street rezoning just a few blocks to the south, this site we looked at R7X because it's entirely on 108th Street, the block front,
200 by 100 feet along 108th Street.
It's closer to transit resources and the context.
Different from the project to the south at 5020 108th Street, there are fewer lower density homes, you know, sort of within the block where the rezoning is contemplated.
So we believe that the separation created by virtue of this rezoning area and project site being on the block front made the R7X more appropriate.
