Alderson explains secondary site criteria: non-residential built-upon sites built to 50% or less of zoning capacity, at least 5,000 square feet, no active DOB permits, and buildings not recently improved. Thirty sites across the district met these criteria.
Because there were not a sites that met that criteria, we have secondary sites.
These are built upon sites, but we do have some parameters for their selection.
We did not choose any sites that current are developed as residential uses.
They're built to 50% or less of what the zoning allows.
They also are at least, again, 5,000 square feet, no active DOB permits, and also criteria that buildings would have to have not been built, would have to have been
improved for some time before the state of this application.
