Frank St. Jacques: 158-06 Northern Boulevard site location and zoning context
St. Jacques presents a transit-oriented rezoning on Northern Boulevard in the Murray Hill neighborhood of Queens CD7, currently zoned R5B-C1-2 and R2. He notes nearby R6 and R7 districts mapped along Northern Boulevard, including an R7X approved nine blocks west in spring 2026, and an R12A district north of Northern Boulevard from the 2009 North Flushing rezoning protecting interior blocks.
There being no other members of the public who wish to testify regarding pre-considered LUs relating to the 862 and 868 Kent Avenue residential mixed-use rezoning proposal,
the public hearing is now closed and the items are laid over.
I will now open the third hearing on pre-considered LUs regarding 15806 Northern Boulevard, a residential rezoning proposal in Flushing, Queens, in Councilmember Ung's district.
The applicant is seeking to develop a mixed-use residential building that would have approximately 76 apartments.
Mandatory inclusionary housing would be mapped as part of this application, which will require approximately 19 of the apartments to be permanently affordable.
