Applicant Grinshtein on R7X zoning details and building design
Grinshtein describes the proposed rezoning details: R7X with 145-foot height limit, 6.0 FAR for residential, MIH designation, and the building's three distinct materialities designed to break up the 300-foot frontage.
Again, the proposed rezoning in the Bay Ridge Special District.
This is a mix of R5B and R6B along the avenue.
We would draw the R7X line in the center of the block.

There you see the entry to the approximately 50 parking space surface parking lot in front of the stables, which would be redeveloped.

Some more views of the site with the Verrazano Bridge in the background.

The largely traditional retail strip to our south, the proposed development would draw that together with the commercial district to the north.

And fill what is essentially a gap with ground floor active retail uses.
With an entrance at the corner underneath the white section of the building and then the community facility entrance on the in the red section of the building.
Here you see the building with three sort of distinct materialities, a white more modern box divided
by glass with a more traditional red brick box to the north.
It's a 300-foot site, so it's quite an expanse.
And the idea here was to break up the building with different parts to provide some diversity of appearance and materials.

So this would require a zoning text amendment to add the MIH designation and would change the zoning map.

There you see the two zoning districts compared.

So R7X would have 125 foot, or sorry, 145 foot height limit, 6.0 FAR for residential uses.
Various FAR limits for commercial and community facility uses.

We're going to come back to that slide shortly.
There you see the mapped MIH designated area.

So in summary, this proposal located immediately across the street from the terminus of the N train would be a good place for density.
It's got a wide avenue immediately.
It sits on a wide avenue.
It bridges, you know, it's...
The triangle sort of bridges the gap between two avenues, and then we have the Fort Hamilton Triangle Park to our southwest.
So this is an expanse of open space that would provide views and contrast with the taller building.
Located on the corner.
