Daniel Grinshtein presents the Fort Hamilton Mews rezoning: an R7X with C2-4 overlay, 292 units with 88 affordable at MIH Option 2 (80% AMI), 11-story building with community facility and commercial space, 75 parking spaces, on a former Staples site in Bay Ridge.

Daniel Grinchstein

Thank you, Chair Lewis.

Daniel Grinchstein

Good morning, Council Members.

Daniel Grinchstein

Thank you for having us today.

Daniel Grinchstein

We're here to present the Fort Hamilton Muse rezoning proposal.

Daniel Grinchstein

This is an R7X proposal with a C24 zoning overlay.

Daniel Grinchstein

So we can move to the next slide.

Daniel Grinchstein

And we're proposing MIH option two, which would allow for 88 of the 292 dwelling units to be income restricted at 80% average AMI.

Daniel Grinchstein

Our original proposal, again, is for an 11-story building with approximately 20,000 square feet of community facility space and 30,000 square feet of commercial space on a gross square footage basis.

Daniel Grinchstein

What you see up there are the zoning square footages.

Daniel Grinchstein

We would include 75 parking spaces, most of which are voluntary, in a sub-cellar below grade, and initially the commercial space was proposed to be a grocery store.
