Applicant Stark explains zoning spatial logic and school siting
Stark explains the spatial logic of the rezoning: mid-density M1-4/R7D along Park Avenue for residential buildings, with school sites on side streets positioned for coordinated school safety and operational considerations.
Next slide, please.
So how are we positioning this?
What you see up on the slide, we're going to kind of walk through the spatial logic of this.
Park Avenue itself, running right down the center, within 100 feet of the street line on both sides, is proposed to be zoned to a mid-density M14R7D district.
This is where the residential buildings will go.
This is one of the wonderful coincidences of this application is that site control by the schools was...
Within proximity of other schools.
You see the school sites here, B, C, H, and G.
They are coincidentally opposite the side streets from one another.
It allows this proposal to have a coordinated
when it comes to school safety and other operational considerations, again, underscoring the appropriateness of this particular micro-neighborhood for the proposal that's before you today.
The mid-blocks that you see there, they are deep, long lots that the schools require for their particular uses.
Imagine some of you on the board are understanding of the challenges of citing new schools and need for sort of minimum sizing on floor plates.
It's exceptionally challenging to find school sites.
It's even more challenging to find them in such close proximity to one another within a catchment area of student population.
Next slide, please.
You can see how this manifests in the proposed rezoning with the new M14 R7D district running down Park Avenue and the lesser dense R61 M14 districts on the side streets where the schools will be located.
