Chair Louis questions Cozen on M1-2A manufacturing portion
Chair Louis asks why a portion of the project area is proposed as M1-2A manufacturing rather than mixed-use. Cozen explains three tax lots: a surface parking lot, an art storage facility, and a building with pre-existing non-conforming residential, none of which have residential development intent.
I have a quick question.
I'll hand it over to Councilman Marussler.
There's a section of the project area that would be rezoned as manufacturing M1-2A district as opposed to a mixed residential and manufacturing district.
How was the portion determined to be proposed as manufacturing alone?
So there are three primary tax lots within the M12A portion.
One is a surface parking lot that intends to remain as a parking lot.
It is a projected development site, but it is one that we understand could be developed with community facility uses.
The site to moving from Kent to Wythe along South 2nd, the next building is a building that was recently redeveloped, and it is an art storage facility.
There is no intent, at least from what we've heard, to redevelop it with residential above.
And then the last building, which is where I believe the 12 Chairs restaurant is located, and there's actually pre-existing non-conforming residential above.
That building.
building is going to stay as is, there's no intent to change that.
So working with the city, it was concluded that these buildings provide, you know, there's individual reasons for each, but in totality, they have a purpose and that
given that this area of Williamsburg is intended to have some light manufacturing and some mix of uses, it was important to keep some of it in place.
All right, thank you.
