Chair Riley previews modified 158-06 Northern Boulevard approvals
Riley says the committee will approve with modifications LUs 123 and 124 for 158-06 Northern Boulevard in Queens, facilitating a mixed-use project in Flushing with about 76 apartments and 19 affordable units through MIH; the modification limits the rezoned district to Northern Boulevard frontage and aligns the MIH area.
We will also vote to approve with modification LUs 123 and 124 relating to the 158-06 Northern Boulevard rezoning proposal in Councilmember Ung's district in Queens
for a zoning map and zoning text amendment to facilitate the development of a mixed-use residential project in Flushing,
including approximately 76 apartments, of which approximately 19 would be permanently affordable using MIH.
Our modification will be to limit the rezoned district boundaries to sites fronting of the Northern Boulevard, which is a wide street with existing greater densities and thus better suited for the proposed R7A district.
We will also modify the proposed zone and text amendment so that the MIH area matches the modified district's boundaries.
