Lobel cites transit access and community board support for 108-05 68th Road
Lobel argues the site is transit-rich near subway and LIRR, notes no residential displacement, highlights community facility needs, says Queens Community Board 6 approved the rezoning 35 to 4, and hands off to Devin Murray.
The area map, the next slide, I think tells the story well in terms of why this is a meritorious rezoning.
108Th Street here, a wide street per zoning at 80 feet wide.
We are within 600 feet of a subway station, within half a mile of five subway lines, as well as the Long Island Railroad.
So when the commission approved this, they noted the fact that this was a transit rich area, that the site itself would have no res.
displacement indeed would allow for greater and more robust community facility uses at the site.
This was also recognized by Queens Community Board 6, which notes that there's a shortage of indoor recreation space, both for nursery and pre-K kids, as well as for teenagers, which would be served by the existing site.
So they were very happy to
comply with our request and approve this rezoning.
I think the vote was 35 to 4 in favor.
It was a very strong vote.
In addition to this, the site has good access, is on a corner lot, is within a block of Yellowstone Park.
All these things are hallmarks of what we think lead to a good rezoning.
If you can just forward through the next several slides with photographs just to show the area of the site, as well as the surrounding six and seven story buildings, I would hand the microphone over to Mr.
Murray, who can briefly discuss the architectural plans, and then we'd be happy to answer any questions.
