Lobel summarizes 108-05 68th Road project and MIH requirement
Lobel describes rezoning from R1-2A to R7A for a seven-story mixed-use community facility and residential building, with a nonprofit nursery and youth center, plus mandatory inclusionary housing at option one.
So why are we here?
Next slide.
This is a project summary.
10805 68th Road, which is block 2179, lot 1 and adjacent lot 6, would be rezoned pursuant to this application from an existing R12A zoning to an R7A zoning district,
which at the site would facilitate a new seven-story plus cellar mixed-use community facility and residential building with roughly 38,150 square feet, of which roughly 11.
11,000 square feet would be community facility and the remainder residential.
This would allow for a nonprofit nursery school pre-K to occupy the ground floor, as well as Chazak, an existing youth center facility to operate on the second story.
In addition to this, as with all such rezonings, there would be mandatory inclusionary housing tax amendment to require affordability at the site.
Here, penciled out at option one.
