Siegel compares as-of-right massing with proposed R9X building
Siegel shows that as-of-right construction would be set back from streets and only about 20 feet from the Fontaine, while the proposed R9X building would have a street wall on Queens Boulevard and be set back almost 50 feet from the neighbor.
Next slide, please.
So on the left-hand side is the building that could be constructed under current zoning.
Because of sky exposure plane obligations from all three street fronts, the building to achieve the height of a little over 200 feet would have to be set back from all three streets, pushed against our real lat line, and would be a little
less than 20 feet from our neighbor.
What we're proposing, which is on the right-hand side in the R9X, allows a street wall building, which would be on Queens Boulevard, set back almost 50 feet from the neighbor.
And normally the purpose of sky exposure planes is to provide light and air from streets, and you can see with Queens Boulevard being about 200 feet wide here, there's not a reason to provide light near the Queens Boulevard.
