Siegel presents unit increase, affordable housing, and height context
Siegel says rezoning would increase units from 132 to 389, with about 100 affordable units, and that the proposed 215-foot height is comparable to nearby buildings like the Vista.
This is the floor area comparisons that as a result of rezoning, there would be an increase to about 267 units from 132 to 389.
The 132, our market rate, there's no affordable obligation.
Of the 267 increase, approximately 100 would be affordable.
So while the increase is 267, the affordable increase is a significant percentage of that.
And the height of the building, although it's certainly a lot longer than the Azurite building, the height is comparable to 215 feet to 209 feet.
Next slide, please.
This is a depiction of the heights of buildings in the area.
It shows us at our proposed height of 215.
It shows that there are larger buildings just a few blocks away that were able to do something like I showed you that we could do as of right under the current zoning by setting back from different streets.
The vista is 40 feet higher than us, and there are other buildings on and near Queens Boulevard that are comparable height or higher than we are.
