Carol Rosenthal describes Studio 54 site and existing theater conditions
Carol Rosenthal, counsel for Roundabout, describes Studio 54's location in the Midtown theater district, its entrance through a 19-story office building, and the same zoning lot's 43-story building. She notes existing deficiencies like the missing orchestra pit and steeply pitched upper mezzanine.
Thank you.
We can turn to the next slide.
I'm Carol Rosenthal.
I'm Senior Counsel at Freed Frank, representing Roundabout today.
The theater is sort of the north part of the theater district, which you can see on the slide to the left.
In yellow, and it's located on West 53rd Street.
That's the main theater building.
The entrance is located off of West 54th Street.
It goes through a 19-story office building.
It's an easement through the ground floor.
Also on the same zoning lot is a third building, which is a 43-story building built about 25 years ago.
We can go to the next slide.
This is a picture of it showing it from the 54th Street entrance and showing it from the 53rd Street where the actual theater building is located.
And on the next slide.
You can see some of the interior as it exists today, both what's happening to the left and also the theater itself, which has certain components that are different than many theaters, including no orchestra pit.
And I don't know if you can tell from the slide, but the seats on the top mezzanine are extremely pitched.
Like you sort of feel like you're going to fly over when you're on them.
So next slide.
