He describes the site's R6B zoning from 1989, adjacency to R5 districts, and transit-oriented location near the 7 train.

We're land use counsel for the applicant, and I'm joined by Andrew Esposito representing ownership.

This is an application in Queens Community District 4 to establish an R7X C24 zoning district that would facilitate the construction of a 13-story mixed-use development with approximately 119
apartments on 108th Street in Corona.

As shown in the zoning map on the screen, the rezoning area is on the east side of 108th Street, which is a wide north-south corridor through the area.
And the rezoning area is located between 47th Avenue to the north and 48th Avenue to the south.
It was zoned R6B in the 1989 Elmhurst Corona rezoning.
And the R6B is adjacent to R5 zoning districts.

This land use map shows that the rezoning area and the block to the north are occupied by non-conforming industrial uses.
There's no commercial overlay and industrial uses are not permitted in residential zoning districts.
And 108th Street has a mix of non-conforming commercial and industrial uses.
The rezoning area is transit oriented with bus access along 108th Street and Corona Avenue to the west.
And the 7 train is approximately a half mile to the north of the rezoning area.
And as you can see, the mid blocks beyond 108th Street are generally lower density residential.
And there are some community facility uses and the park is just a block to the east.
