So this photograph facing east, you can see the rezoning area.
Again, it's just that block front on 108th Street between 47th and 48th.
And it is occupied by non-conforming auto-related uses.
And then you can see some of that surrounding residential context.
Generally lower density, but multifamily row houses.
There's a five-story basement multifamily building immediately to the east of the site along 48th Avenue.

The proposed R7X envelope is a medium density residential zoning district, which is appropriate at this transit oriented site, which is on the block front of a wide commercial corridor.
The C24 would allow local commercial uses, retail and service uses on this historically
mixed use stretch of 108th Avenue.
