Chair Louis questions applicant on bedroom count

New York City Council · Jul 21, 2026 · starts 1:10:31 · 1 min 1 sec

Louis asks about the bedroom count. Cozen says the bedroom count hasn't been finalized as this is an illustrative building, but the racial equity report contains a standard studio/one/two/three-bedroom mix. He notes the community's desire for larger units and says the applicant would trend toward larger units, not all studios.

Farah N. Louis

And can you also give us the bedroom count?

Jeremy Cozen

Given that this is an illustrative building, we have not developed that bedroom count at this point.

Jeremy Cozen

There is an illustrative bedroom count in the racial equity report.

Jeremy Cozen

What I would note is, and we heard this at the community board, there is a desire for this neighborhood to have larger units with more bedrooms.

Jeremy Cozen

And we understand that desire, and we're looking to meet that.

Farah N. Louis

What is the applicant proposing?

Farah N. Louis

Like, what is the applicant thinking about when it comes to bedroom count?

Jeremy Cozen

Yeah, I think at this point it's a little early to weigh in on the bedroom count.

Jeremy Cozen

I will say that we...

Jeremy Cozen

There is a standard studio one, two, three bedroom mix that's in that racial equity report.

Jeremy Cozen

I would think of that somewhat as the floor and not the ceiling.

Jeremy Cozen

And we would, if anything, trend towards larger units than smaller units.

Jeremy Cozen

This is not going to be more units that are all studios.

Jeremy Cozen

I don't imagine that's the applicant's intent.
