The applicant confirms they are marketing the space and have received interest, committing to design the ground floor with higher ceiling heights and greater load capacity to accommodate industrial uses, as requested by the Evergreen Exchange.

I do have a couple of questions.
So this application includes only a few lots in an M1 block that has existing residential uses and vacant lots.
Why was the zoning lot restricted to only five lots?
The rationale for that was that the project site is the three tax lots, and we incorporate the two adjacent lots, which are occupied residentially, just to bring them into conformance.
After working with the council person and city planning, we thought it was appropriate to only rezone the five tax lots so that there's not, so as the potentially the lot did get redeveloped,
there'd be a better understanding as to what the proposed uses would be on the block.
The idea behind the MX was that it would set basically

The MX district then, the idea behind it was that in the future, if adjacent owners wanted to rezone their property, and if the lot itself was wide enough to accommodate manufacturing use, then that MX could be dragged further west.
And to add to that, it's particularly closer to Evergreen Street.
The studies such as the Bushwick plan had looked at that site and along Evergreen and it's also seen in the Rheingold development that there might be a potential for a higher density residential along Evergreen.
So the discussion there should be set for a different, it would be a potentially higher like an R7A district, which is not what we're proposing here.
We're doing a lower density on the side street of an R6A, which would be a smaller building.
And what are the current industrial uses on the site, and will they be offered?
Space in the new building.
The families that own the property and also operate the business conduct electric part distribution.
They already have located to a more appropriate facility around the block with their 24 employees.
