When a mixed-use district is proposed in place of a manufacturing district, it is important that we retain industrial use while introducing residential as it helps retain jobs that have been an integral part of this community.
I appreciate your current plans include light industrial on the ground floor.
What will be your process to secure a light industrial tenant?
So in our process, I mean, we've been marketing this with brokers and whatnot to see if there are some sort of light manufacturing.
We have been getting some response for that.
But particularly with the discussions with the Evergreen Exchange, there has been a strong desire for a space like this, but they need space now.
So it's similar to what I think other projects have said.
We haven't tenanted a space or a specific tenant yet, but we anticipate that it will be.
But the big discussion which we tend to commit to is that
With the Evergreen Exchange and these industrial uses, the most important thing is that the space is actually designed for industrial use.
Because even if we do go forward, if they don't have the height on the ground floor, they need higher floor to ceiling heights generally for industrial uses.
And the live loads of the floor to support any machinery that may need to come in.

industrial uses can come in and we anticipate that they will be made available to them and we anticipate that the tenants are ready and willing to move in.
