Stephanie Thomas (3435 Giles Place tenant) on building conditions under Park Cash Realty
Thomas describes years of no heat, broken elevators, water leaks, stolen packages, roaches and mice at her building, and recounts being told by the owner's son to 'move' if unsatisfied. She urges passage of COPA and the Safer Homes Act.
Good afternoon.
My name is Stephanie Thomas.
I'm a proud member of R Bronx and a tenant of 3435 Giles Place, Bronx, New York.
Documentation supports this testimony describing absolute mismanagement by Park Cash Realty of the previous mentioned property.
The following allegations reiterate the maladministration of the aforementioned property.
These examples will emphasize the dire need to pass COPA and the Safer Homes Act.
I've resided at this property since October 2015 and strongly believe these initiatives will address the deterioration of our building and community.
Some of these are no heat during the winter months, elevator continuously inoperable and unsafe to use when working.
Elevator engineer is usually called on average of five times per week.
Water leaks in most apartments, hallways, etc., especially during rainstorms.
Faulty patchwork, so problems recur.
Water leaks in the lobby area.
Apartments on the seventh floor experience severe water damage due to faulty roof repair.
Mailroom.
The mailroom.
Room is unsecured.
Requests for mailboxes for packages are ignored.
Packages are continuously stolen.
Roaches and mice are throughout the building.
What's most infuriating is the lack of concern by the owner and his sons in regards to these allegations.
For example, I called about the inoperable elevator in 2016 and was told,
If I was unsatisfied with the situation, I could move.
This is how Park Cash Realty feels about their tenants.
The nonchalant attitude about the welfare of tenants depicts the worst kind of apartment ownership in our city.
COPA and the Safer Homes Act will give legal authority over landlords who neglect their contractual responsibilities and fail to keep their properties safe.
It's time tenants stand up for their rights.
We need legal support and assistance from our city officials.
Thank you.
