Applicant Cozen on building massing and unit count

New York City Council · Sep 9, 2026 · starts 0:42:21 · 1 min 25 sec

Cozen presents the illustrative massing: approximately 17 floors with ground floor retail, 278 dwelling units with 56-83 affordable depending on MIH option, and a voluntary 10-foot sidewalk widening along Kent Avenue.

Jeremy Cozen

This is an illustrative massing of the building that the applicant intends to develop.

Jeremy Cozen

It's approximately 17 floors in height with ground floor retail, open spaces along, you know, Kent Avenue, South 1st and South 2nd.

Jeremy Cozen

The applicant is also voluntarily widening the sidewalk along Kent Avenue 10 feet so that there's greater pedestrian circulation space in an area that it is much needed.

Jeremy Cozen

The building will have approximately 278 dwelling units, depending on the option, the MIH option, a significant amount of which will be affordable.

Jeremy Cozen

I believe that's between 56 and 83, depending on the option selected.

Jeremy Cozen

And this is a slide of the illustrative massing in context with the larger river ring buildings to be developed as well as the domino buildings.

Jeremy Cozen

There is one domino building that is on the east side of Kent, and that is approximately 175 feet tall in height, and that is what the city has determined is an appropriate height and density for the east side of Kent Avenue.

Jeremy Cozen

As Toby will, I'll hand it over to Toby.

Jeremy Cozen

He'll explain kind of how that sloping density and height has played out.

Jeremy Cozen

Next slide, please.

Jeremy Cozen

Oh, this is one more massing.

Jeremy Cozen

Sorry.

Jeremy Cozen

Next slide.

Jeremy Cozen

This slide after that, please.

Jeremy Cozen

Thank you.
