Applicant Lobel on building details and family-sized units

New York City Council · Sep 9, 2026 · starts 1:30:16 · 57 sec

Lobel details the building: 11 stories, 81,000 sq ft, 84 units with 52 two-to-three bedroom units (two-thirds), 15 affordable units proportional in bedroom count, and 15 voluntary parking spaces reduced from initial design after Community Board 2 feedback.

The next slide.

Richard Lobel

The numbers behind the proposed development, again, an 11-story building.

Richard Lobel

This mirrors the condo building immediately to the east of the site.

Richard Lobel

Floor area of 81,000 square feet, base height of 67 feet, and a total height of 120 feet.

Richard Lobel

The number of units here we're particularly proud of, particularly in light of the fact that 52 out of these 84 units, roughly two-thirds, are at two to three bedrooms.

Richard Lobel

Importantly, as per the MIH program, the affordable units in the building will reflect those two to three bedrooms as well.

Richard Lobel

They will be roughly proportional to the units generally in the building.

Richard Lobel

So we're creating some really nice sized units for some members of the community who will be seeking affordable housing.

Richard Lobel

In addition to that, while there is no parking required, we did provide 15 voluntary spaces in the cellar.

Richard Lobel

This is something which was reduced from the first iteration after the discussion with Community Board 2.

Richard Lobel

Nick can talk about that when he talks about the illustrative building.
