Applicant Lobel on zoning map and adjacent R7X context
Lobel shows the zoning map, noting the site is immediately adjacent to an existing R7X district with 11-17 and 48-story buildings nearby. He explains the approach of extending the existing R7X district to cover the property, a favored approach by City Planning.
The next slide is the zoning map.
Kind of chunky and difficult to see, but you can see that the site currently is zoned M14R6B, but is immediately adjacent to an R7X district.
Indeed, across the street in the R73 district, the area is produced.
many large buildings, buildings at 11 stories, 17 stories, and 48 stories.
So while we are only 150 to 200 feet from these sites, we are definitely within the area and shadow of many of these extremely tall buildings.
And so our building would allow for moderate density to the west of those large sites.
The next slide is the tax map, which shows the extent of the zoning district boundary.
Here, as per discussions with city planning, we're taking an existing R7X with a commercial overlay and dragging it to encompass the property of the west.
This is a favored course of rezoning by city planning, which allows for contextual zoning to take an existing zoning district and to move it to cover the building.
