New York City Council · Sep 9, 2026 · starts 2:33:51 · 56 sec

Lobel details the building: 11 stories, 85-foot base height, 115-foot total height, setbacks at four and six stories, no parking required, 28 one-bedrooms and 31 two-bedrooms, 15 affordable units at Option 1.

Richard Lobel

11-story mixed-use building with 3,850 square feet of commercial or community facility on the ground floor and 51,850 square feet of residential above.

Richard Lobel

There would be currently, as designed, 15 affordable units at option one.

Richard Lobel

The next slide, the numbers behind the proposed development, 11 stories, 55,000 square feet, went in the breakdown as was discussed, an 85-foot base height with a total height of 115 feet.

Richard Lobel

The setback would be at four stories and six stories.

Richard Lobel

There would be no parking as none is required pursuant to zoning.

Richard Lobel

And again, 59 units with 15 affordable at option one.

Richard Lobel

One, we note that the building is currently designed as 28 one-bedrooms and 31 two-bedrooms.

Richard Lobel

Tahir can discuss unit counts later, but we did manage to try to get the unit sizes up.

Richard Lobel

We do not include any studios in the building, and the average size is greater than a one-bedroom.
