Applicant Lobel presents 69-67 108th Street project overview
Richard Lobel presents the 69-67 108th Street rezoning from R1-2A to R7D with C2-4 overlay, noting Community Board 6 approved 36-4. The 11-story, 55,000 sq ft building would have 59 units with 15 affordable at MIH Option 1, no studios, and average unit size greater than one bedroom.
I will now call the applicant panel for this proposal, which consists of Richard Lobel.
Everyone else could state their name when you hear from.
Council, council, can you please administer the oath?
Good afternoon.
Could you please raise your right hand and state your name for the record?
The real slave.
Richard Lobel.
I hear the image of the Lord.
Kevin Corte.
Do you swear to tell the truth and nothing but the truth in your testimony this morning and your response to Council Member questions?
I do.
Yes, I do.
And I just have one request.
I have two speaker cards but missing two, so after you're done with your testimony, if you could just fill out the two missing ones.
Okay.
Thank you.
You may begin your testimony, which is limited to 10 minutes.
You should start to conclude your presentation at 8 minutes.
When you begin your presentation, if you could restate your name and the name of your organization, you may begin.
Thank you, Chair Lewis, Councilmember Shulman, Council Richard Lobel of Sheldon Lobel PC.
For the applicant here today to discuss the 6967 108th Street rezoning, we have received the approval of Community Board 6, 36 to 4, in favor, as well as the Queensborough President in City Planning.
We are hopeful that the Council will echo these approvals to date.
The next slide is a summary of the project.
The existing zoning of the project is R12A.
It has been zoned either R12 or R12A since 1961.
Despite that zoning designation, as we will review, homes and buildings in the immediate area rise to non-conforming, non-complying heights.
And so we'll review that.
And it really merits this treatment along 108th.
In addition to that, of course, we would be seeking a text amendment for mandatory inclusionary housing.
The sum total of the rezoning would result in 59 dwelling units in a roughly 55,000 square foot,
