Applicant Walker-Stewart presents Sojourner Truth MAPES zoning actions
Astrid Walker-Stewart presents the two zoning map amendments and text amendment: rezoning the Sojourner site from R7-1 to R8, and the MAPES Court site from R7-1/C1-4 to R8/C2-4, plus establishing an MIH area. The project spans two sites along East 181st and 182nd Streets.
Thank you, Matthew.
So today we're going to be talking about two zoning map amendments and a zoning text amendment to facilitate a 100% affordable development and mixed-use development in the Cratona West Farms neighborhood
in Council District 15, Community Board 6.
So as you can see on the screen, the proposed project spans two sites along East 181st Street and East 182nd with Southern Boulevard and Cratona Parkway running through both sites.
The first zoning map amendment we're proposing is to rezone the existing vacant site, Sojourner site, which is on the south of...
On the screen from an R7-1 to an R8.
And the second rezoning is to rezone the MAPES court site.
So this would be phase two of our proposal to be constructed after the Sojourner site.
And we are looking to rezone that site from an R7-1, C1-4 to R8, C2-4.
You'll also note that the rezoning extends to the south of the MAPES court site.
And this area was mapped with DCP's guidance.
So they will also be rezoned from an R7-1, C1-4 to R8, C2-4.
And then we're also looking to establish an MIH area as well.

So the project sits within, as you can see with the yellows and oranges, a predominantly residential neighborhood just south of the Bronx Zoo.
This area is largely a mid-rise neighborhood with developments ranging in the height between two to eight stories to 14 stories and a 30-story tower to the south of the development site.

So the Sojourner site is currently a vacant site.
It covers an entire block.
And so we are excited to introduce housing to this vacant site.
