Banks asks about PAC work orders over 100 days and OCC response
Banks asks whether NYCHA tracks PAC work orders open longer than 100 days and how OCC response compares. Beck says 65 PAC work orders were open more than 100 days through August, and OCC intake from PAC properties is very low, with only 39 tickets in the last quarter.
Does NYCHA have a process to track work orders that have been opened for longer than 100 days in the PAC sites?
And how many such work orders are there in PAC sites and weren't in 2026?
Thank you for that question.
We can track.
Again, we would know.
Thank you.
Oh, let me just look at this really quick.
So through the end of August, which was our last reporting period, we have 65 work orders that have been open for more than 100 days across the PAC portfolio.
So again, that's across 32,000 units.
So it accounts for less than half a percent.
Okay.
When it comes to the finance, how do response times from work orders submitted to the OCC center compared to those that are not?
Can you ask that one more time?
How do response times for work orders submitted to the OCC center or to the OCC compared to those that are not?
And I guess that's across.
Yeah, both PACT and NYCHA, Section 9, have access to the OCC.
What we've seen on the PACT portfolio side is that the OCC,
has pretty low intake from the packed properties.
So in the last quarter of reporting from the OCC, there were only 39 tickets opened.
With an average?
For the packed properties.
For the packed properties.
Yeah, and of those...
He said 39 tickets.
39 in total.
And that was in what year?
This last quarter.
This last.
So quarter two.
The last complete.
And do you have any data going back?
We would have that data and we can get that to you.
It's reported to the special master at every quarterly report.
But again, that 39 tickets is less than 1% of the entire packed portfolio.
And we have seen pretty low usage.
of the OCC across the PACT program.
And we have tried to ensure there's a lot of outreach and information sharing about the OCC, including having the OCC call tenants directly who have had mold and leak work orders.
The OCC is obviously responsible for promoting
or advertising its information to the residents in Rad Pack.
The OCC along with our partners and along with NYCHA.
I think it's a shared responsibility.
So how do completion rates for work orders submitted to the OCC compare to those that are not?
I think that's a great question.
I don't have that analysis in front of me, but we can look into that.
