Lobel explains zoning map context and prior rezonings

New York City Council · Sep 23, 2026 · starts 0:40:21 · 58 sec

Lobel shows the zoning map, noting a February 2026 rezoning that allowed R7D and R6A on the block. He argues the proposal extends existing R6A context and aligns with Linden Boulevard densities.

The next slide is a zoning map.

Which I think tells part of the story in terms of why this is a meritorious rezoning.

Most immediately, and it's tough to see, we'll see it on the coming maps, you can see that there was a prior rezoning approved in February 2026, so recently, which allowed for R7D and R6A on this block.

It's within the circled area.

It's that little dotted area to the right.

So there's already a context on this block for increased zoning density.

And that R6A, which is adjacent to our parcel, would then continue down the remainder of the block.

So the remainder of the block after this rezoning would be R6A.

There was also the Linden Boulevard rezoning two blocks to the west of us.

which allowed for R7A and R6A densities.

And, you know, generally speaking, the zoning densities along Linden, which is an extra wide street here, would support the context of these increased building heights and densities.
