Richard Lobel presents 135-27 Sapphire Street rezoning rationale
Richard Lobel introduces the rezoning from R4 to R6A, proposing a six-story plus cellar building with about 186,000 square feet and 268 dwelling units. He notes MIH option one and support from Queens Community Board 10, the Borough President, and City Planning.
Thank you, Chair Lewis, Council Members, Richard Lobel of Sheldon Lobel PC, joined by the applicant team and proud to bring 13527 Sapphire Street rezoning application to the subcommittee.
And we hope that the council will join in the overwhelming support of Queens Community Board 10 in the vote of 29 to 1 in favor, as well as the Queensborough President and City Planning in supporting this application.
I will give a brief discussion with regards to the land use rationale of this application.
Dan Ruzzo will then talk about the architectural aspects, and then the entire applicant team is happy to answer questions.
Next slide.
So why are we here today?
This is a rezoning from an existing R4 district to an R6A district.
Rezoning would allow for the building of a new six-story plus cellar residential building, a total floor area of roughly 186,000 square feet and roughly 268 dwelling units.
This, of course, would be accompanied by a text amendment application for MIH, mandatory inclusionary housing.
The app concurrently has penciled this out at option one.
The next slide is the proposed development in terms of the numbers.
This building, again, six stories plus cellar at 186,000 square feet, a base height of five stories and a total height of 65 feet.
Parking would be 118 spaces in the cellar, which Dan can discuss.
268 units with the breakdown of studios ones and twos, as you can see before you, and roughly 67 units at option one.
