Palatnik explains zoning map change and surrounding context
Palatnik shows the existing and proposed zoning maps, noting adjacent R7A and C4-2 districts. He argues the proposed R7-equivalent density is consistent with nearby larger medical buildings and built character.
The next slide shows you the zoning map change, which is the essence of what we're here for.
Obviously, you can see on the zoning map on both of them, the left side is existing, the right side is proposed, adjacent to the property, the top right.
is an R7A district.
It's analogous to what we're proposing here.
I should also note that the CA2 district that rests below us on Coney Island Avenue allows for buildings taller and larger than what we are proposing here.
And in fact, most people in the neighborhood will
be familiar with the medical building that was built at Avenue L and Coney Island Avenue that is substantially larger than what we are even seeking here.
So the CA2 allows for very tall buildings and what we're seeking is consistent with the built character of what's around us.
