Ruzzo details floor setbacks and green buffer
Ruzzo explains the first-floor lobby and terrace, stepped massing up to the fifth floor, and a sixth-floor setback around the perimeter. He notes voluntary setbacks from the sidewalk to create a natural buffer and absorb stormwater.

The first level and lobby entrance is primarily housing with a large terrace that occurs on the inside.

And then we have a setback that occurs around the entire perimeter at the sixth floor, again, minimizing the height and feel of the building from street level.
You'll also note the green that surrounds the entire property.
We elected to push back the building from the sidewalk line voluntarily to create a natural buffer that both provides for a softer streetscape as well as greenery that would absorb water and stormwater in any type of a flooding situation.
So we felt it was a benefit for both the residents of the community and for the residents of the building.
