The third vote concerns LUs 139 and 140.
Regarding 289 Kent Avenue, rezoning proposal and Councilmember Restless District applicant is seeking to develop a mixed-use residential project in Williamsburg, Brooklyn
that would have approximately 270 apartments, of which up to 83 units would be permanently affordable.
The proposal involves two actions.
The first is a zoning map amendment to change the existing manufacturing M3-1 district.
Partially to a mixed-use district consisting of a paired M1-3A district with a residential R7X district and a remainder to an M1-2.
2A District.
The second action is a zoning tax amendment to map a mandatory inclusionary housing area.
We are recommending one modification to remove MIH option two and to add option three,
which will ensure the affordable apartments are provided at lower rent affordable to families with household incomes at an average of either 40 or 60 percent AMI.
Councilman Baresta supports this application as modified.
