Chair Louis presents Fort Hamilton Mews rezoning vote and modifications
Chair Louis introduces LUs 131 and 132 for Fort Hamilton Mews in Bay Ridge, describing 292 apartments with up to 88 affordable, zoning map and MIH actions, and recommends limiting rezoning to R7D and adding MIH option 1.
We will now proceed with the five votes.
The first vote concerns LUs 131 and 132 regarding the Fort Hamilton Muse proposal and Councilmember Santos-Woslos'district.
Applicant is seeking to develop a mixed-use residential project in Bay Ridge, Brooklyn that would have approximately 292 apartments, of which up to...
to 88 apartments would be permanently affordable.
The proposal involves two actions.
The first is a zoning map amendment to change the existing residential R5B
and R6B districts with a C2-3 commercial overlay to a residential R7X district with a C2-4 overlay.
The second action is a zoning tax amendment to map a mandatory inclusionary housing area.
We are recommending two modifications to this proposal.
The first...
Proposed R7X district does not provide a sufficient transaction from the lower 1-3 family homes and the four-story building behind the proposed development site along Glaston Avenue.
Therefore, we recommend that the proposed rezoning be limited to a R7D district.
The second modification is to add MIH option 1, which will provide the ability to include more deeply affordable apartments.
Councilmember Santos also supports this project as modified, and we've been joined by Councilmember Encarnacion.
