Good afternoon.

Member of the Public - Rachel Loeb

I'm Rachel Loeb.

Member of the Public - Rachel Loeb

I represent the Benenson family.

Member of the Public - Rachel Loeb

I've worked with them for the last four years since I left EDC where I was president before this.

Member of the Public - Rachel Loeb

So I'm really honored to be here sort of understanding both sides of this process.

Several years ago, the Benenson family started looking at this property, which they developed and have cared for for the last 70 years.

It has always been the intention at the right time to redevelop this and bring housing as the current zoning allows.

But at that moment in time, we looked at the opportunity to bring not only more housing, but a better building to the neighborhood, as well as affordable housing, and really continue that legacy of the retail tenants.

So Jay's going to walk us through the details and the architecture, and then we'll talk about the community benefits.

So thank you.
