Andrew Albrecht on R7X zoning rationale and transit access

New York City Council · Jul 1, 2026 · starts 1:27:11 · 1 min 31 sec

Albrecht explains the R7X district allows shaping bulk to give presence to each program section and makes HPD subsidy go further. The added density addresses Bed-Stuy's housing affordability crisis, with excellent transit access including G, A, C, shuttle, LIRR, and multiple bus routes. All nearby transit stations will be ADA accessible by end of decade per MTA. The project received unanimous approvals throughout public review.

So this whole program is made possible by the R7X district, and the district works well here for two principal reasons.

Andrew Albrecht

One, it allows us to shape the bulk of the building to give presence to each section of the program.

Andrew Albrecht

The greater bulk allows the HBD subsidy to go further, making it...

Andrew Albrecht

More appropriate.

Andrew Albrecht

Now, this district is well appropriate in this area.

Andrew Albrecht

It's good from land use perspective.

Andrew Albrecht

You know, the added density helps us address the housing affordability crisis in Bed-Stuy.

Andrew Albrecht

There's terrific transit access, the G, the A and the C, the shuttle, the Long Island Railroad,

Burl Spanian bus routes running right nearby, going in each cardinal direction.

And all of these transit access locations will be ADA accessible by the end of the decade, according to the MTA.

Andrew Albrecht

Excuse me, substantially all.

Andrew Albrecht

Ensuring that these seniors can continue to use this project.

Andrew Albrecht

You know, we're on Bedford Avenue, which will be further activated as a commercial corridor by this action.

Andrew Albrecht

And the community has recognized us, which we've been really proud about.

Andrew Albrecht

You know, everyone in the public review so far has approved us with flying colors.

Andrew Albrecht

And so I'll turn it over to Pierre to show.

Andrew Albrecht

So what will happen from now to building?
