Architect Magarino presents building facade design and enlargement

Julio Magarino of Hill West describes the facade treatment: retaining existing ground floor storefront glazing with brushed aluminum, re-cladding the second floor with curtain wall and metal panels, re-cladding floors 3-5 with window wall systems, and designing floors 6-14 with alternating floor plates to create facade articulation and a unique identity for the developing neighborhood.

My name is Julio Magarino.

I'm with Hill West Architect for the applicants.

On this slide, as you can see, the proposed building will retain the existing ground floor storefront frame.

Its glazing will remain.

The existing metal panels will be replaced in kind with the brushed aluminum metal finish.

The existing second floor currently has solid and perforated metal panels, which were constructed as screening as a previously required parking.

The applicant proposes to re-clad the facade with a curtain wall and metal panels, same as the ground floor.

The existing third through fifth floors currently have a current wall system.

The applicant proposes to re-clad the facade with a window wall and metal panel system.

The proposed enlargement floors 6 through 14 features two different floor plates that alternate and integrate with the existing structure below.

These alternating floor plates combined with the slab cover metal panels accentuate the facade's articulation and create a unique identity for the project and its active developing neighborhood.
