And just to wrap up, as I mentioned, the proposal here is to rezone the property to an M14AR7X district to allow for mixed-use development.
As you can see on this slide, the ground floor and second floor, as proposed, will be commercial use.
There will be a significant open space on top of the building's podium, and then the enlargement, which will be residential, will be built above.
We think this is a great addition to the neighborhood.
It activates a mostly vacant commercial office building and provides new market rate and affordable housing for an area that is very much in desire.
