Cozen presents proposed development and rendering for 200 Kent Avenue
Cozen shows the proposed development: a partial conversion and enlargement of the existing building, approximately 22,000 square feet of development area, 93,000 residential square feet, retaining 43 parking spaces for Trader Joe's, with commercial ground floor and second floor. A rendering shows the building in context with the future River Ring towers.

And as I mentioned, this is just a representation of the zoning map change from an M14 to an M14AR7X district, which would allow for the future mixed-use development.

The proposed development, we've added the river ring buildings just so you can see it in its built context in the future.
The development area is approximately 22,000 and change in terms of square feet.
And as I mentioned, the proposed development is a partial conversion of the existing building as well as an enlargement on top of that converted building.
This would result in approximately 93,000 residential square feet.
The proposed development would retain the 43 parking spaces for Trader Joe's in the basement and have commercial ground floor and on the second floor as well.

And this is a rendering showing how the building will look with the river ring buildings to the west along the waterfront.
We think it fits very nicely within the built context and would be a welcomed addition to the neighborhood.
