A brief overview of where the site is located.
It's on the Williamsburg waterfront, one block in from the actual waterfront, on the west side of Kent Avenue, bounded by River Street, Metropolitan Avenue, and North 3rd Street.
You might call this South Williamsburg, but it's kind of in an area that's being actively redeveloped by the potential River Ring project as well as Domino.

Just walking around the site, you can see in this image, looking to the northwest, the existing building is largely vacant.
It was developed as a commercial office building with ground floor retail.
There is a trade, as we'll see in an upcoming slide, there is a Trader Joe's in the ground floor.
The second floor, which has a unique kind of metal cladding that was meant to screen a second floor parking structure that was to meet a
prior zoning requirement for parking here.

As I mentioned, the Trader Joe's, which is at the corner of North 3rd and Kent, some additional retail fronts on Kent Avenue.
But as I mentioned, the upper floors as well as the remaining retail ground floor has remained vacant.
