Cozen describes existing building conditions including Trader Joe's

Cozen shows the existing largely vacant commercial office building with ground floor retail, including a Trader Joe's located mostly below grade. He notes the second floor has metal cladding screening a former parking structure, and upper floors and remaining retail have remained vacant.

You can see here the office entrance on North 3rd Street, as well as two, a curb cut and two elevators that bring, that were intended to bring cars up to the second floor.

Moving around the site, we are looking at the building's River Street frontage and the Trader Joe's subgrade parking entrance, wherein 43 parking spaces are located.
