Cozen explains zoning history and land use context of Williamsburg waterfront area
Cozen describes the site's M1-4 district, originally modified in the 2005 Greenpoint-Williamsburg rezoning. He explains the patchwork of private rezonings that have created MX-8 districts, and the area's transformation from industrial to a vibrant mixed-use district with maker spaces, retail, and residential uses. He notes the height transition from waterfront to inland.

The site, as I mentioned, is located in an M14 district.
The zoning in this area was originally modified as part of the Greenpoint-Williamsburg rezoning back in 2005.
Since then, it's been somewhat of a patchwork where private actors, owners, operators have rezoned different pieces of property.
Those rezonings have mostly resulted in MX districts, MX8 in particular.

What was maybe 20, 30 years ago, a more industrial warehouse light manufacturing portion of the city has become
a pretty vibrant mixed-use district where maker spaces, commercial ground floor retail uses, as well as residential have begun to predominate.

The site is located one block in from the Williamsburg waterfront, wherein along that waterfront there are some pretty sizable skyscrapers that have been built as well as proposed.
City planning as well as the general built context here is to transition from the east to the west in terms of height and density.
