So in terms of timeline, should the ULIP be approved, the way that the engagement with an interested seller works, we see the acquisition process taking about six to 12 months.

It depends on various factors, but that's about the timeframe.

Should we acquire a site, we do then want to follow through with capital improvements.

That's a start of standard three years between design, procurement, and actual construction.

So that's like the timeline.

So it'll be a few years if a willing seller steps forward.

We want to advance an acquisition.

We'll take time between the acquisition and then our design process and then the build out.

In terms of capital funds, we do have some capital funds for this effort.
