Banks asks about Local Law 127 311 complaints and PAC 311 leaks
Banks asks how many 311 complaints NYCHA received under Local Law 127 in FY2025 and what happens when a PAC tenant calls 311 about a water leak. Greene says NYCHA does not track routed 311 calls, while Beck says an inspector reviews conditions and violations require PAC partners to open work orders.
When it comes to getting an inspection, pursuant to local law 127,
of 2021, 3-in-1 must take NITRE repair complaints.
How many 3-in-1 calls or complaints were sent to NITRE in fiscal year 2025, and how many became work orders?
Thank you, Chair, for that question.
So NYCHA does not track the number of calls to the CCC that were routed through.
through on one, they would treat them like another call and they would create a work order based on the...
Okay.
I do want to, IMA, the independent mold analyst also is another inspector at Section 9 Developments and they've been inspecting us for, you know, numerous years.
When it comes to PAC sites, if a tenant finds a property manager to be unresponsive,
and calls 311 about a water leak, what happens next?
Yeah, so residents, all of our residents at PACT properties have the ability to call 311 to request an inspection.
To my knowledge, an inspector would come out and review the conditions.
If a violation is issued, the PACT partner is required to open a work order for that.
And we will collect that information in our monthly reporting.
That information is then independently verified by the independent mold analyst.
And I just say, in addition to 311, residents at PAC sites can also call NYCHA and request a separate HQS inspection if they're having issues with work order resolution.
