Zhuang raises flood zone and floor plan violations at 86th Street site
Zhuang says the property is in a flood zone but the approved plan did not reflect it, allowing first-floor construction when the lowest residential floor should be elevated above the base flood elevation; Tigani says DOB is reviewing her recent letter with the plan team and floodplain manager and will respond this week.
And also, you know, the developer already doing demolition there for a couple weeks before you got the issue, the stop order.
That actually put the community in danger already.
And also the community also finds...
On that side, 2501 86th Street, or the flooding zone.
And the floor plan was approved there, did not say it's a flooding zone.
If it's a flooding zone, the first floor should have, the lowest floor of resident area must be
elevated to above the BFE base floor,
So they need to raise, they cannot build anything in the first floor.
But on the plan we see in cities prove the project, they are building stuff in the first floor.
How do you explain that?
So we received your letter very recently.
I think we're also double checking this letter internally with not only the plan team, but with the flood plane manager, which is another role and responsibility that department buildings has.
With the BFE, it's more focused on residential use versus other uses in the building, but I think our commitment is to try to get you a response this week on our evaluation to make sure that no approvals missed any of the questions that you've just raised.
