Chair Louis details four remaining land use actions for Monitor Point
Louis describes the zoning map amendment, text amendment for MIH, special permit for large-scale development with bulk modifications, and city map change to remove park designation, noting LU 70 was withdrawn.
The proposal initially involved five land use actions.
However, the applicant has withdrawn its application regarding LU-70 for a special permit modifying the applicable loading berth
requirement and it is no longer needed and we will vote to file that action.
There are four remaining actions.
First, a zoning map amendment to change the existing manufacturing M3-1 zoning district to a residential R6 and R8 district with a C2-4 commercial overlay.
Second, a zoning text amendment to map a mandatory inclusionary housing area,
modify the density, bulk, and park designation regulations for a waterfront blocks located in the Greenpoint-Williamsburg Waterfront Access Plan, and certain waivers available for a large-scale general development.
Third, a special permit to create a large-scale general development and modify bulk regulations that would otherwise apply to the proposed development, including
a reduction in the required width for a portion of the waterfront publicly accessible area along the project shoreline.
The fourth action is a change to the city's map to remove the previous park's designation over the western portion of the development site, which is privately owned.
